A project carried out in a building that remained closed for eight years in one of Madrid’s best areas, where the relevant circumstances were modified to increase its value.

The refurbishment and change of use of Salustiano Olózaga 12 involved an incredible project, excellently managed: given the building’s peculiarities.

Refurbishment works prior to our project had led to the change of use of the building, which was destined to be a hotel. However, for administrative reasons, the works had not been completed and the building remained closed with no possibility of use until we became involved.

For the refurbishment of this building, we were required to submit a Special Plan that modified the listing of the building, so that only the main staircase and classical façade of this magnificent property, located on the corner of calles Salustiano Olózaga and Pedro Muñoz Seca, were subject to protection. Privileged surroundings opposite the French Embassy and a few metres from the Plaza de la Independencia.

The works project was processed through a phased licence at the same time that the Special Plan was being processed. This made the project particularly difficult, especially in relation to securing the administrative permits necessary to carry out refurbishments in Madrid.

The process: international collaborations, completion of the works in batches and exclusive customisation of each aspect of the building, all managed expertly.

The result is simply magnificent. We developed ten luxury homes with varying dimensions ranging from almost 600 square metres, which occupy an entire floor, to apartments of less than 100 square metres.

The individual units were customised to the very limit: during the project, we worked with several world-renowned architects/interior designers who collaborated to give each home a unique character.

The building also has a unique added value compared to other constructions in the area: a parking lot for 46 vehicles which was planned and designed with as much attention to detail as the rest of the building.

This spectacular project is the result of commendable management of all the necessary permits and administrative procedures, as well as complex and thorough supervision of the works with the many different agents involved.
